Directions: From Barmouth proceed northwards along the A496 for about 5 miles in the Harlech direction. Continue through Talybont and into Dyffryn Ardudwy. Continue past the Spar on the left and the Post Office on the right. The approach to the development can be clearly identified by our For Sale Board and signage on the main road. Turn right, up the driveway towards the Ael y Bryn Hotel and just before the Hotel main entrance bear off to the right where the development is situated straight ahead along a lane.

Location: The properties are being constructed on a private site which is designed to provide a peaceful and secluded setting with water features and carefully considered landscaping. Streamside is situated away from passing traffic. Dyffryn Ardudwy is a well-regarded coastal village noted for its long golden beaches, and is located on the western fringe of the Snowdonia National Park. The locality encompasses natural hillside scenery, nature reserves, woodland and rivers. Close by (about ¼ mile) is a village Post Office, Butchers/ Spar mini market, petrol filling stations and village hall. The village also has a popular village public house and the nearby Ael y Bryn Hotel with public bar. The railway station provides good links to The Midlands and other local coastal towns. The nearby harbour town of Barmouth provides a wider variety of shops and leisure amenities and in Harlech, some 5 miles to the north, there are further sporting and recreational facilities including championship golf course of Royal St. David's, swimming pool and cinema/theatre.

Description: It is planned that there will be 2 detached bungalows and 6 detached 2 storey homes offered for sale on the site. They will be constructed to a Scandinavian style with solid flat interlocking timbers, which are double tongue and grooved to make up the walls of the building. The timbers are machined from strong, slow growing pine trees from managed forests in the north of Finland. High quality solid wood panelled doors, double-glazed windows and attractive panelled flooring throughout will create an especially relaxing and cosy atmosphere. Each property will have its own veranda and stand under a slate roof covering. External walls will benefit from a "Thermo Wall" design which sandwiches insulation material with the outer timbered wall to further increase the insulating value of the walls. Insulation material will then contribute to making the building extremely energy efficient. As the buildings will not have any cold stone walls to soak up the heat, rooms will feel warm quickly and the windows will be double-glazed to further enhance insulation and warmth. Each property will have its own garden area with external decking and car parking space on the site.

Accommodation: Properties will benefit from the comfort and economy of electric storage heaters and double-glazing. There will be high quality solid wood panelled doors and timber panelled flooring. Interior walls will have a combination of log effect finish and possibly some plasterboard areas. Additional specifications relating to personal requirements may be accommodated by arrangement with the developer where possible at additional cost.

Plot 3

This plot is bounded by the stream, which cascades around the periphery of the garden. Mature trees on other land nearby further enhance the setting. The living area will be enlarged by the sun lounge/Garden Room and this is among the most private situations on the site.
